Highlights
Having Reserves and Not Overextending Yourself

When investors choose to deploy capital in real estate assets, and especially when those assets are under their direct management- like with a self-managed rental property, the need for adequate financial reserves is unquestionable. Compare that to inheriting a portfolio of single-family rental homes, where you’re legally and financially responsible for several different areas of focus in keeping that asset running smoothly and generating income. Imagine you own a portfolio of 30 single-family properties, and you’ve got one or two homes that are just unrentable for whatever reason- poor lighting, loud noises, traffic, or just plain bad luck are causing those properties to remain empty. This includes financial burdens caused by natural disasters like earthquakes, hurricanes, tornadoes, etc., as well as man made crises like a global recession or other similarly stormy economic waters.

Understanding Different Turn-Key Models

However, armed with the right knowledge, and the same critical eye you’d use on any investment, you’ve got the ability to separate the wheat from the chaff just like any seasoned vet in the property biz, so what differentiates one turn-key firm from the next? Some turn-key firms also offer all encompassing management services, which allow investors to “set it and forget it” and minimize their required time involvement in the investment. However, as with most sectors of the real estate business, there are different levels of service, depending on the specific company or firm within the “turn-key” space. What we consider to be truly “full-service turn-key” aka Our Model While there is no governing body or organization that determines what exactly constitutes a turn-key operation, we believe that truly full service turn-key firms should: Be a one-stop-shop for real estate investing, providing clients with value, both in terms of time savings as well as monetary value.

Your Tenant "Trashed" Your House!

Everyone has different notions of “clean” People tend to expect other people to live with the same cleanliness standards as their own, when lifestyles actually vary widely. It’s unreasonable to expect that a tenant, who likely knows they will only be living in your house for a few years, will treat it the same way you treat your personal residence. Careful consideration of common maintenance issues, quick response to maintenance calls , as well as proactive annual maintenance checks should all help to ensure that a) your property is just fine and, b) you don’t face any unexpected costs. If you’re working with the right property management team and learn to manage your expectations, these issues shouldn’t worry you at all.
