I attended the CMAA Women’s Forum, a joint Baltimore and National Capital (DC) Chapter event on Tuesday, May 22. The Construction Management Association of America (CMAA) was established to promote the profession of construction management and the use of qualified construction managers on capital programs by developing its own unique identity within the Architecture/Engineering/Construction industry. This year’s conference was anchored by Ms. Carla Reid, the first woman General Manager/CEO of the Washington Suburban Sanitary Commission – one of the largest water and wastewater utilities in the country. I look forward to next year’s forum, so I can continue to learn and grow from these amazing women.
In the construction and design world, everyone knows the main phases of a typical project: Pre-Design, Design, Procurement, Construction, Post-Construction. Activation – or to activate, a verb — means to set in motion; make active or more active. The goal of any project is to create a space where the occupants can perform their activities effectively — from a scientist reviewing newly formed stem cells to a doctor operating on a sick patient. A common problem that I’ve experienced over the years is that by the time the construction project is completed — sometimes taking multiple years — the technology & equipment used by the occupants is outdated and obsolete. Coordination between the design/construction and activation teams need to occur early in the design process, rather than after construction is complete.
I had the unique opportunity to be a user in a new facility for which I was the AM. During Activation, my team identified many end-user issues regarding power, data, airflow, etc and we were able to correct many user issues before move-in. An AM can focus solely on user move-in and making sure the building works properly for the main purpose for why it was built. Having an Activation Manager or team helping to focus on the ultimate project purpose to provide a space where the occupants can complete their tasks is a win-win for all involved.
