If you donāt want to do that hereās a rough starting pointā¦ Use the 28/36 rule. Letās say your combined monthly income is $4000. You should roughly spend 28% or $1,120 on a mortgage. Your total debts (add in mortgage, student loans, car payment, etc.) shouldnāt equal more than 36% or $1,440. You are the one paying all the money to buy a house so why should you pay anything more! The seller pays the agents commission so if you are worried there is no need, an agents service to you is free! 2) Skipping first payment -Most lenders dont require a first payment as they know there are lots of costs associated with buying a home such as the moving truck and getting new furniture. So if you close on April 15th you most likely won't pay your first mortgage until June 1st or even June 15th. 3) Down Payment - You do NOT have to put 20% on your first home. The benefit of putting 20% down is a lower payment but most people don't have the savings to afford 20% down on a first home. So look into a FHA loan which only requires you to put 3.5% down!

Although, letās say the same situation above applies but, Person A, who buys now refinances in 1 year at the same 6% they will now be paying $3417/month. So in reality Person B will move in and pay $4197/month and Person A will be getting their first mortgage payment for $780/month LESS! This is not me saying that home prices will increase 100k but, when rates drop more buyers will enter the market leaving more competition and increased home prices.
