💡 #TuesdayTip 💡 Before I get into the details on why, I have to explain the different factors of a mortgage payment. The mortgage payment is split into the following: Principal & Interest (the cost of the loan you're borrowing) Taxes - property taxes owed to the city, county, community colleges, hospitals (it varies from municipality to municipality) Insurances - homeowner's insurance and private mortgage insurance (PMI) - PMI is tacked on to the loan when your down payment is less than 20% and factored around your credit score and loan program. Now on to the why? For starters, the principal and interest DOES NOT change for the life of the loan unless you refinance. The two factors that will increase your mortgage payment are the taxes and insurance. This increase can cause some homeowners to have an escrow shortage which increases your monthly mortgage payment. Your property taxes can increase and it is bound to significantly with a new construction home that hasn't been taxed appropriately yet. Your homeowner's insurance can increase year over year too. You can control these factors to some degree. For property taxes, you can make sure you have a homestead exemption filed on your primary home that you occupy. In Texas, this limits the year over year increase in property taxes. For insurance, you can connect with an insurance broker to run quotes to see if there is a better deal out there for you. It's amazing all the places you can find right within your own backyard. Prosper Wine House is a new wine bar located in the renewed Downtown Prosper area. From wine tastings, to Galentine's, to a social hour on the rooftop, this is a cute concept located in Prosper. The Prosper Wine House features two stories that each had their own flavor for the venue. The first floor featured lounge seating, intimate tables and lower lights. Upstairs, where I sat was bright and had rooftop patio seating but it was raining that night. However, I enjoyed my time drinking white wine and my charcuterie board with the amazing grapes. Prior to going to the design room to select the options for my client's home, we met up to do a one-on-one with a new service that is available for my clients who are building their homes. This pre-design room service provided them with ideas for paint color, flooring, fireplace options, carpet, and more. It helped defined a vision of how they wanted their home to be designed. It helped to ease the design room process and create the vibes that they wanted for their next home. In the past, the design room can be stressful or either enjoyable for some clients. Truth be told, it is only enjoyable to those who really enjoy designing a home. That's only been a handful of clients. First photo is what we crafted and second photo are their design room choices. The goal was to create a bright, luxurious home that would still function well for a family with small kids. They actually went with some fun designs for the laundry and powder room. New construction homes are one of my faves to view to observe the style and new trends in homes. I love to see things I'm into displayed in homes too. I know people who will buy the same floorplan as the model and try to recreate their furniture looks. Some of the model home pieces are 💲💲💲💲. Here is one I recreated using brands that sell on Amazon with similar products. The dining table itself is over $3000. You can find a similar table from a furniture brand on Amazon for less than half of the price. P.S. I'll share my little Amazon secret. A lot of the major brands have "Amazon stores" that you can follow on the site and buy from. I follow furniture stores on there often who have actual brick and mortar locations in the States. When you finally say, "I'm doing this," you may find your home the first day of showings. Having a top 5 must haves list helps the home buying process easier and less stressful even as a first time buyer. Jessica's must haves were the following: - 2-3 🛌 (with space for her to work from home) - Outdoor space whether a rooftop patio or a backyard patio - If the home had 3 levels, there needed to be a bedroom on the first floor. - Brand New - Dallas or really close to the city limit This home was a last minute add-on to the showing list that day and what do you know. It fit the list perfectly. Truthfully, she said she was open to going to the suburbs but that really was not the case. You can lowkey see the sweat break out after a drive to Plano to look at townhomes. 😂 Me: Umm sooo this Dallas seems to be the best fit. Here we are! The first buyer 👑 for 2024!
